Am I still responsible for making sure I have the necessary documents?
Yes, we would expect you (the Landlord) to have the necessary documents, but would be happy to help guide and advise you through obtaining them or will put you in contact with someone who can assist.
Does this excuse me from maintaining my property?
Absolutely not, you (the Landlord) will still be totally responsible for ensuring that your property is in a suitably habitable condition for your tenants.
Am I still responsible for collecting my rent and looking after my tenants needs & my property?
Completely. You are still totally in control of your properties.
We are not an estate agent and do not offer services to help advertise your properties, find you tenants or manage your tenancies.

How much do your services cost?
Our main service of Adminstering your tenancy = £199.00
Tenancy Renewals (same tenant, same property) = £169.00
Referencing = £15.00 per tenant
Rent Protection Insurance = from £349.00 per year (upto £2500 pcm).
Which areas do you cover?
As our services are predominantly electronic, we are available to assist you throughout England (south of the Scottish Borders, all the way to the south coast).
We will always aim to offer you a personal service and keep you informed of progress via email or phone call.
Are the payments for your services tax deductible?
Yes, our services are Tax Deductible and your invoices from TenancyDocs can be included in your Property Tax Calculations each year.

Penalties
What are the penalties I could be liable for?
Electrical Safety
If you are renting a property in England, any tenancy you create or renew on or after 1st July 2020 will require an Electrical Inspection and a report on the condition of the property (EICR), which must be performed by a qualified person. This is also applicable to Periodic Tenancies, where the fixed term has ended on or after this date.
For pre-existing tenancies, you will need to have an EICR performed on all tenancies before 1st April 2021
The Penalty for letting a property without an EICR is enforced by the local authority and they can issue Civil Penalties of upto £30,000 per breach.
For non-urgent work, they can also serve notice on the landlord detailing the work required, giving 28 days for them to carry out the work.
Right to Rent Check
You could be sent to prison for 5 years or get an unlimited fine for renting property in England to someone who you knew or had ‘reasonable cause to believe’ didn’t have the right to rent in the UK.
This includes if you had any reason to believe that:
they didn’t have permission to enter or stay in the UK, their leave had expired or their papers were incorrect or false.
You can also be fined if both of the following apply:
you rent your property to someone who isn’t allowed to stay in the UK or you can’t show that you checked their right to rent.
Gas Safety
Where applicable, Landlords need to carry out a Gas Safety check on their properties annually. It is the only way to legally obtain a Gas Safety Certificate.
The penalty for renting property without a Gas Safety Check, includes a substantial fine of up to £6,000 and/or imprisonment.
Energy Performance Certificate – EPC
Without an EPC rated E or above, landlords face civil and criminal penalties for signing a new tenancy or renewing an existing tenancy, from 1st April 2018.
The Penalty for landlords that are found in breach of this legislation are up to £5,000 per property.
Tenancy Deposit
Landlords who choose to take a deposit from their tenants and fail to protect it or give the Prescribed Information within 30 days of receipt, will be liable to pay the tenant between 1 and 3 times the deposit as a financial penalty and can be ordered by the court to also return the deposit.
